Our new holiday home in Hotham, Ruth’ Cottage is 17 th Century, with bags of character and very close to the pub. Our holiday homes in Nordham, Horseshoe and Bay Tree are the old gardener’s cottages to Fawley House, always popular with a sunny courtyard garden.
Applethwaite is known locally in Cumbria as ‘the sunny side of Keswick’ and Apple Barn is in the center of the village next to Croft Head, a 17th century farm house.
Our other properties are 17th century Baker’s cottage in Hotham, a charming family home, and the Appleloft in Nordham, our small beamed apartment. These two properties are for longer lets.

Ruth's Cottage, Hotham, East Yorks
Ruth’s Cottage has just been finished, and is assessed 4* Luxury and offers a homely, cottage style environment for 5 people, with an extra bed available if required.
Ruth’s Cottage is located on the main street of the quiet and picturesque village of Hotham, with its sandstone built houses and cottages. Ruth’s is really close to the Hotham Arms and there’s wonderful countryside walks available through parkland to Nordham and the surrounding fields. Hotham is a sleepy village, with quiet and relaxed air, a chosen retreat for those in the know.
Inside, the sunny kitchen has Yorkshire flag flooring and beams and is equipped with a dishwasher, 4 ring ceramic hob, 2 ovens, microwave, toaster and fridge/freezer. From the window there’s a bird table on the stone wall and a good place to spot feeding birds. There’s a step down to the dining area and a table to sit six.
A step up from the dining area to the cozy sitting room with log burner and beams, 2 sofas, a window seat, large coffee table and large TV. Perfect for a night in.
Off the sitting room is a study where there’s a table to work at or play games on. There are books and games provided and even a jigsaw of the village! There’s a downstairs loo and hand basin under the stairs.
The generously wide staircase gives access to a bathroom and 3 bedrooms, one of which also has an en-suite shower room.
(An extra bed can be accommodated in the single room at an extra cost of £30/stay).
The sunny stone walled garden with flower beds is yours to enjoy. There’s a small shed which can be used for wellies, and 2 bikes could be stored vertically.
Ruth’s cottage is only a short walk away to the next village of Nordham, where Bay Tree Cottage and Horseshoe Cottage can be found, good if multiple properties are required.

Horseshoe Cottage, Nordham, North Cave, East Yorks
Horseshoe Cottage is assessed 4* Gold by Quality in Tourism, and offers a homely, cottage style environment for 5 people, with extra beds available if required.
Adjacent to Bay Tree Cottage on the quiet street of Nordham, Horseshoe Cottage has immediate access to parkland and the stunning Wolds countryside, we call home. The bright kitchen has a washing machine, dishwasher, 4 ring ceramic hob, 2 ovens, microwave, toaster and there’s a separate larder with fridge. An additional outdoor utility room with fridge freezer, washer and dryer, and ironing facilities is available for our guests, and doubles as a cycle lock up.
The dining room next to the kitchen has a table to sit 8 people, useful if the two cottages are taken together. There is a fireplace, with contemporary wood burner effect fire and original stripped pine cupboards housing games and books. A writing table holds tourist information on the area, a radio/iPod speaker and TV with DVD.
The hallway gives access to the sitting room with character feature fireplace with electric fire and TV. With 3 TV's in the house, there is no need to fight over which channel to watch!
Returning to the hallway there is a bathroom with shower next to the foot of the stairs. Upstairs on the upper landing at the front of the house, there is a double room with king sized bed and a large twin room. On the lower landing there’s a sunny single room with sloping cottage ceiling. Up to three occasional beds can be accommodated in addition, (£30/bed/stay).
The sunny walled courtyard garden, with herb bed for your use, has a log burning BBQ and large table so you are able to invite friends or family to join you.

Bay Tree Cottage, Nordham, North Cave, East Yorks
Bay Tree Cottage is assessed 4* by Quality in Tourism, and offers a cosy, cottage environment for 2 people.
Bay Tree Cottage is also situated on Nordham, at the edge of North Cave, with stunning parkland a moment away. The cottage lies between Horseshoe Cottage and our restored 17th Century barn-cottage event space next door.*
Bay Tree is a cosy cottage with character; original beams in the kitchen with an old pine breakfast bar. There are original pine cupboards next to the cottage fireplace in the snug sitting room which has a traditional coal effect gas fire. The stairs give way to a sunny bathroom with shower on the left and a step up to the bedroom at the front of the house, with an old pine fireplace. The utility room has washer and dryer and ironing facilities as well as a extra fridge freezer if required. There is room to safely lock up any cycles.
The cottage courtyard garden with topiary, flower beds and herbs for your use, has a table for two just outside the kitchen, and a bench and sunbeds for relaxing in the sunshine. Just ask if you need more logs for the log burning BBQ.

Want both of our cottages in Nordham?
Bay Tree Cottage and Horseshoe Cottage can be taken together to give ample accommodation for 7-10 people, with an internal link downstairs between the two sitting rooms.
Interlink the two cottages: we can open the double, soundproofed internal doors which join the two cottages together. The two cottages together give plenty of space for a larger group to sleep 7-10 people, great for families or wedding parties.
Event space
The barn as we call it, was originally 3 one up one down 17th Century cottages, which we restored, as they were beginning to tumble. We knocked the three cottages into one to create an event space which has a charming mix of beams, stone walls and log burners at either end, kitchen, ladies & gents loos, and its own private entrance. Possibly most importantly especially for meetings, it has WiFi.
The barn has proved popular for families at Christmas, for wedding parties, and business meetings

The pet must remain downstairs. We would appreciate your cooperation by not allowing your dog on the furniture. Your pet must have a crate to sleep in and must not be left in the cottage alone, unless in a pet crate. For the comfort of the next guest, any mess outside must be cleaned up and put in the bin by the red post box on Nordham.
Apple Barn, Applethwaite, Keswick, Cumbria
The latest addition to our cottage portfolio was Croft Head, a 17th Century farmhouse in the heart of Applethwaite. Applethwaite village is quiet and off the beaten track, but very close to Keswick and boasts fabulous views of the fells beyond Keswick.
Since October 2015, we have been working on the site of old farm house and buildings, taking it back to bare bones, revealing its wonderful features.
Apple Barn lies next to Croft Head and sleeps 4 people. Two downstairs bedrooms look into a charming courtyard garden and both rooms have en-suite shower rooms. The hallway gives access to the stairs where there’s an open plan room with a kitchen at one end, table for 4 and comfortable seating for TV viewing and relaxing. There are wonderful views through the long window of Skiddaw and a west view looking towards Bassenthwaite lake. Outside there’s the courtyard garden with seating for 4 people.

Baker's Cottage, Hotham, East Yorks
Grade II listed Baker’s Cottage is the ‘gem’ of idyllic Hotham village. This 17th Century dwelling has an inglenook fireplace, stone features and old beams with 3 roof pitch bedrooms. Jim Lawrence lighting and cast iron radiators give the quality edge, along with stunning murals to the upstairs walls.
Downstairs, the spacious kitchen has range cooker, dishwasher, large fridge/freezer, micro-wave and breakfast table to sit 8 people. The sitting room, dining room, front entrance hall and downstairs shower room are one step up from the kitchen and rear hall area.
The dining room, leading from the kitchen has original brick fireplace with wood burning stove.
The comfortable sitting room has Inglenook fireplace with large log burner, and two window seats looking into the garden. From the sitting room through an old latch door is the compact warm utility room with boiler, washer, dryer and ironing facilities.
The front entrance hall has a shower room off it.
In the cottage, there are 3 ‘roof pitch’ bedrooms, offering family accommodation for 4-5 with a bathroom upstairs.
